  • Cumulative impact of neighbouring solar farms in Stratford-on-Avon and Warwick Districts (SDC Policy CS5 and CS9)


  • Impact on rural landscape character, loss of food production, contrary to Stratford-on-Avon District Council’s Renewable Policies in respect of scale, size and location, as provided in the evidence base for the Core Strategy (SDC Policy CS3, CS5 and CS9)


  • Impact on historic environment, which must be protected - the site lies adjacent to the Fosse Way and marks a site of special historic and archaeological interest within close proximity of a medieval village (SDC Policy CS8)


  • Proposal to build the DNO substation in open countryside on the Newbold Road would cause significant harm to the gateway entrance of Newbold Pacey - 2.3km from the west of the western area site boundary of the solar farm.  This severely conflicts with SDC Policy AS10 as the substation equates to the size of a three bedroom house at 13.5 x 11.5m (44ft x 37ft) extending the severity of the harm to the character of the landscape


  • Whilst the loss of property value is not a considered material planning reason for objection – the impact on residential property values would be significant


The planning application was validated by Stratford-on-Avon District Council on 10th September 2024 and the consultation period ended on 1st October 2024.
